Lack of Zen is your problem.

Try to loot some zen and then buy 2-3 pcs of Jewel of Bless then sell it to NPC and then you will have a lot of zen then repair your item and check the map and it will be available again. You are lacking of zen that's why you can't repair your items and can't warp to other maps.

Seems you haven't noticed that you don't have zen/money in your character. Go and hunt some mobs and get some zen then buy jewel of bless from NPC and sell it and you will have your zen boosted.

Solution for most problems: Drink coffee and eat sugar because brain stops working after some time:waiting_80_anim_gif if haven't drinked water, coffee and have some baklava.
